How do we vet contractors?
Before any contractor appears in this directory, we run four checks in order: we confirm an active New Jersey Home Improvement Contractor registration against the state registry, confirm current commercial general liability insurance, review their public reputation across multiple independent sources, and confirm the business is actively operating in South Jersey.
Contractors cannot pay to pass any of those four checks, and payment never changes where a business appears or what we write about it. A contractor who fails a check does not get listed, regardless of budget.
Anyone can build a directory. The hard part is being willing to say no.
Most sites that look like this one are lead brokers. You type in your project, they auction your phone number to four contractors who paid for the privilege, and everybody who paid shows up looking equally “verified.” The badge means somebody wrote a check. That’s the model at the national platforms, and it’s why a homeowner in Cherry Hill and a homeowner in Vineland get the same six results.
We do it the other way around. We check first, list second, and we publish what we checked so you can audit us.
Check 1: Active New Jersey Registration
Every contractor we list must hold an active New Jersey Home Improvement Contractor registration, and we verify the number ourselves against the state registry before publishing.
Under New Jersey’s Contractors’ Registration Act, anyone who sells or performs home-improvement work in this state has to register annually with the Division of Consumer Affairs. Registration produces a number that always begins with 13VH — you’ll see it on trucks, on estimates, and at the bottom of contracts. It’s not a trade license and it doesn’t measure skill. What it does mean is that the business exists on paper, carries the insurance the state requires, and can be found and held accountable if something goes wrong.
An unregistered contractor isn’t just cutting corners on paperwork. They’re operating illegally, and if they damage your house you may have no practical way to recover.
⚠️ Storm season is when this matters most
After every serious nor’easter — and every time a tropical system’s remnants come up the coast the way Ida did — out-of-state crews show up across Atlantic and Cape May counties knocking on doors with roof and siding pitches. Many are not registered in New Jersey. They take a deposit, do partial work, and are gone before the next storm. The 13VH check is the fastest way to tell a local operator from a passing crew.
Check 2: Current Liability Insurance
We confirm the contractor carries commercial general liability insurance, and we ask for documentation rather than taking a website badge at face value.
New Jersey requires registered home-improvement contractors to carry commercial general liability coverage. The catch is that a policy can lapse the day after it’s issued, and the state registry doesn’t show you that in real time. So we ask for a certificate of insurance and check the effective dates, not just whether a policy exists.
This is the check that protects your house. If an uninsured crew puts a ladder through your bay window in Haddonfield, or a torch-down roof job goes wrong in Ocean City, the difference between a claim and a lawsuit is whether that policy was active.
Check 3: Reputation Across Independent Sources
We review a contractor’s public track record across more than one platform, because any single review profile is easy to game.
What we look at:
- Review patterns, not review counts. Twelve honest reviews spread over three years tells us more than sixty that all landed in the same week.
- How they handle a bad one. Every contractor who has been in business long enough has an unhappy customer. A measured, specific response to a one-star review is a stronger signal than a spotless five-star average.
- Consumer complaint history. Public complaint and disciplinary records where they exist.
- Recurring themes. One complaint about scheduling is noise. Five complaints about disappearing mid-job is a pattern, and a pattern is a no.
Check 4: Actually Operating, Actually Local
We confirm the business is currently taking work and genuinely serves South Jersey — not a national franchise routing calls to whoever’s closest.
South Jersey is not one market. A siding contractor who does excellent work in Moorestown may have never dealt with a shore-town flood zone, FEMA elevation requirements, or the wind-load realities of a house four blocks off the beach in Sea Isle. A basement waterproofer who understands the high water table near the Delaware is solving a different problem than one working in the sandy soil out toward the Pinelands. Older housing stock in Collingswood and Haddonfield brings knob-and-tube, slate, and lead paint into play in ways a Marlton new-build never will.
So “serves South Jersey” isn’t a checkbox for us. We want to see that they actually work in the counties they claim.
What We Don’t Check
This is the part most directories leave out, and it’s the part you should read twice. Our review has real limits, and pretending otherwise would make everything above worth less.

Our verification is a point-in-time check, not a permanent guarantee. Registrations lapse. Policies get cancelled. Good crews leave. A company that checked out clean in March can be a different operation by November. Treat a listing here as a strong starting point that saves you the first hour of research — not as a substitute for your own due diligence.
How Often We Re-Check
We re-verify every listed contractor at least once a year, timed to New Jersey’s annual registration renewal cycle.
Because registration renews annually, an annual re-check is the natural cadence — it catches the businesses that quietly stopped renewing. We also re-check immediately, outside the normal cycle, whenever a homeowner sends us a substantiated complaint, a contractor’s registration status changes, or a listed business changes ownership. If a contractor no longer passes, the listing comes down. We don’t grandfather anyone in.
Why “No Pay-to-Rank” Is a Real Claim, Not a Slogan
The claim is specific and testable: no payment we accept can change whether a contractor is listed, where they appear, or what we write about them.
We do sell advertising, and we say so plainly. What that money buys is visibility on pages a contractor doesn’t already appear on — clearly labeled as advertising. It doesn’t buy a listing, it doesn’t buy a better position, and it doesn’t lower the bar on any of the four checks above. A contractor with an expired registration can’t buy their way onto this site, and one who passes every check gets listed whether they ever spend a dollar with us or not.

If a contractor asks you to pull it as a homeowner, that’s often a sign they can’t — and you’ve just made yourself liable for the code compliance of work you didn’t perform.
